Fair or unfair is not a question.  Free markets provide individuals with the option to decide if the current price is fair.
Prices are impacted by investor and speculator psychology.  If there is negative perception or lack of interest, prices will not go up.  In fact, prices will trend down as money is moved from the uninteresting to the more exciting.  There must be interest in investing or speculating.  This interest is generated by postive psychology.
